Chanote Explained: Full Land Title in Thailand
A Chanote is Thailand’s highest category of land title deed, recording registered ownership and surveyed boundaries. It offers greater certainty than documents that record possession or use rights, but buyers still need to check the title, boundaries and any registered restrictions.

How Chanote differs from other land documents
Thai land documents carry different rights. Possessory documents and certificates of use are not equivalent to a full ownership title. Forms of Nor Sor 3, for example, certify use rights and differ in how boundaries are recorded.
Some documents, including Nor Sor 3 Gor, may be eligible for an upgrade to Chanote, subject to the relevant requirements. Buyers should assess the document that exists now rather than assume an upgrade will follow.
The distinction affects boundary certainty and the procedures for transferring, subdividing or registering rights over the land.
What a Chanote records
A Chanote, commonly known as Nor Sor 4 Jor, is a full land ownership title deed issued under Thailand’s Land Code. It is identified by the red Garuda emblem at the top of the document.
The deed identifies the parcel and its registered owner. Registration entries record transactions and interests affecting the land, which may include mortgages, leases and servitudes, such as rights of way. These should be checked against the records held at the relevant Land Office.
A Chanote provides a strong basis for verifying ownership, but it is not a guarantee that the land is free from disputes, encumbrances or restrictions.
Surveyed boundaries and markers
Chanote land has formally surveyed boundaries recorded on Land Department cadastral maps. Numbered boundary markers link the plot on the ground to the survey records and the plan on the deed.
This provides greater boundary certainty than less precisely surveyed land documents. However, describing every Chanote as ‘GPS-surveyed’ overstates how all such titles were established.
Before purchase, buyers should check that the physical boundaries and markers match the title plan. Fences, walls and informal access routes should not be assumed to define the legal boundaries or establish a right of access.
Transfers, leases and mortgages
Subject to applicable law and registration requirements, Chanote land can support:
- Transfers of ownership registered at the Land Office.
- Subdivision into separately titled plots.
- Registration of leases, usufructs, rights of habitation and servitudes.
- Registration of mortgages.
A Chanote can make legal checks and lending assessments more straightforward, but it does not guarantee mortgage approval. Nor should buyers assume that every other category of land document is ineligible for mortgage registration.
The title confirms the status of the land; it does not, by itself, establish a particular buyer’s eligibility to own it.
What to check before buying
The value of a Chanote lies in the ownership and boundary records that can be verified. Before committing to a purchase, have an independent Thai property lawyer check:
- The current registered owner and their authority to transfer the land.
- Mortgages, leases, servitudes and other registered interests.
- The title plan, boundary markers and any apparent encroachment.
- Legal access to the plot.
- Whether the intended transaction and use of the land are permitted.
Clear title can support resale, but it cannot guarantee a clean transfer, future demand or the preservation of a property’s value.

For a purchase at The Vista Hua Hin, ask to inspect the Chanote for the specific plot and have it checked at the Land Office. Confirm that its boundaries match the plot being offered and that access rights and any registered interests are understood before signing. A development-wide description of land tenure should not replace checks on the individual plot.
